Systems + Performance

The plan reads soils, topography, and vegetation as a single integrated system. Heterogeneous, poorly drained soils and steep interior slopes are treated as opportunities for remediation, while existing canopy is preserved for ecological value and shade. Green infrastructure — bioretention cells, bioswales, a daylighted stream, and an amenity pond — manages stormwater, supports phytoremediation, and anchors the district's living-laboratory identity. Modular shipping-container homes, photovoltaic roofs, rainwater cisterns, and permeable paving round out the performance strategy.

Supporting Sheet — Firefly Stormwater Plan (L-101)

A daylighted stream captures treated runoff from uphill filtration nodes, feeding a bioretention amenity pond that undergoes multiple pre-filtration stages. Bioretention nodes and bioswales distribute treatment across the site.
